A major supermarket chain has submitted a proposal to establish a convenience store on the car park of a pub in Streetly, West Midlands. Sainsbury’s plans to construct a branch adjacent to Farmer John’s on Aldridge Road. This move comes after a similar application was rejected by Walsall Council in July 2023.

The previous application faced refusal primarily due to concerns regarding inappropriate development on green belt land. The council highlighted the negative impact on the surrounding area, particularly the nearby Great Barr Conservation Area, and the potential harm to the open setting. Following the rejection, Sainsbury’s pursued an appeal, which was ultimately dismissed by the planning inspector.

Proposed Development Details

The proposed site, currently a pub car park, is situated near fields designated for housing development in Walsall Council’s draft local plan. Developer IM Land and Walton Homes have earmarked this area for a new neighbourhood comprising 850 homes. Should Sainsbury’s receive the green light for its plan, it would reduce the existing car park by 45 percent, leaving a total of 56 parking spaces available for patrons of Farmer John’s.

The proposed store is designed to be a single-storey building, constructed using polyester powder-coated composite aluminium panels in a dark grey finish. The design aims to integrate with the local setting while providing essential services to the community.

The planning consultants representing Sainsbury’s, Alder King Planning Consultants, stated, “The car park of the adjacent Farmer John’s public house is currently too large and as a result is underutilised. The proposal will make use of this previously developed land and will deliver a locally focused convenience store, with associated car parking, servicing, and plant area within the land relinquished, whilst also assisting the long-term viability of the existing public house and its ability to serve the local community.”

As developments unfold, local residents and stakeholders will be keen to see how the new proposal aligns with the community’s needs and the planning authority’s regulations. The outcome of this application could significantly influence the area’s infrastructure and retail landscape.
