New 2,300-Home Development Planned for West London

A significant new housing project in Brentford, west London, aims to introduce 2,300 homes to the area, along with community spaces and the potential for a new Overground station. Submitted by Hadley Property Group to Hounslow Council in August, the plans focus on the redevelopment of 980 Great West Road, a former office block that was previously occupied by the pharmaceutical company GSK.
The proposed development seeks to transform the vacant building into a vibrant neighbourhood. It emphasizes a commitment to sustainability through its “reuse-first” approach, which prioritizes the conversion of existing structures over new construction. This method not only minimizes the site’s carbon footprint but also preserves the architectural character of the area. The overall goal is to create a neighbourhood that is both modern and reflective of Brentford’s unique identity.
Of the new homes planned, approximately 35 percent will be classified as affordable housing. The project will cater to a diverse range of residents, with options for student accommodations, standard rentals, and co-living spaces. In addition to residential units, the development will include over 330,000 square feet of retail and commercial space designed to support local businesses, educational institutions, and social enterprises. Plans also feature new parks and riverside play areas to enhance community life.
Future Transport Links and Community Development
Part of the ambitious project includes space for a potential future Overground station, which depends on the approval of the West London Orbital line. According to Transport for London, this proposed rail service would operate on existing but underutilized rail lines, connecting key areas from Hounslow to West Hampstead and Hendon, including stops at Acton and Neasden.
If the West London Orbital is approved, new stations will be necessary along the route, with plans for a station at Lionel Road as part of the 980 Great West Road development. Although Sadiq Khan, the Mayor of London, has indicated that funding for the service may not be available until closer to 2030, the designated area for Lionel Road station will remain reserved until a final decision is made.
This project represents a critical response to London’s ongoing housing crisis, which continues to challenge the city’s ability to accommodate its growing population. The combination of new homes, community spaces, and potential transport enhancements aims to foster a more integrated and vibrant community in Brentford.
As the plans progress, local residents and stakeholders will be keen to see how this development unfolds and its impact on the area.
