Newtown Plans Hotel and Pub as Part of Roadside Development
Plans for a hotel and pub as part of a roadside service development on the outskirts of Newtown have been submitted to county planners. The application, put forth by EG on the Move, marks the second phase of a project which could generate over 100 jobs in the area. In October, Powys planners approved the first phase of the development, which includes a petrol filling station and a drive-through restaurant.
The new roadside facilities will be located off the A489 Newtown bypass, near the Glandulas caravan park and the David Davies roundabout. This site is considered an “ideal location” for serving travelers passing through Mid-Wales along the A489.
Details of the Development
Rebecca Yates, representing EG on the Move, provided insights into the plans for this second phase. The application seeks reserved matters approval for a hotel and public house that will include 57 car parking spaces, which will feature six rapid charging bays for electric vehicles, four disabled bays, and a delivery bay.
According to the submitted documents, the proposed hotel and public house will encompass 855 square metres of gross internal area and consist of three floors. The pub will occupy the ground floor, while the upper levels will house 34 hotel rooms, split evenly across the first and second floors.
Yates emphasized that the development will comfortably fit within the scale parameters outlined in the planning statement for the outline planning permission associated with the site. She noted, “The application site is highly accessible by private car and other motorized vehicles. This is to be expected given that the primary function of the proposed development is to serve EG on the Move’s surrounding portfolio of roadside service areas.”
Furthermore, Yates highlighted that the proposal has demonstrated accessibility by public transport, bicycles, and on foot from Newtown, ensuring that it caters to a variety of travelers.
Background on the Project
An outline planning application was approved in May 2024, establishing the principle of development for the site. This initial application was submitted by local developers Melrose Bros Ltd, who have since sold the site to EG on the Move.
This new development in Newtown is expected to enhance the area’s roadside services, providing essential facilities for those traveling through Mid-Wales. As the planning process progresses, the community will be keen to see how this initiative unfolds and its potential impact on local employment and tourism.
