New Housing Development Planned for Crown Street in Peterborough

Plans have been submitted to the Peterborough City Council for the demolition of existing commercial buildings to facilitate the construction of 11 new flats on Crown Street in Peterborough. The proposal, put forward by Surjit Singh Developments Ltd, includes converting the property at 80 Crown Street into three one-bedroom flats and constructing an additional building that will house two more one-bedroom flats.
The plan also entails the demolition of existing warehouses used for various commercial purposes on-site, allowing for the construction of six one-bedroom flats at the rear of the properties located at 74 to 80 Crown Street. The application was submitted on August 8, 2023, and aims to address previous concerns raised by council planners regarding the potential loss of employment opportunities.
Details of the Proposed Development
A design and access statement prepared by PiP Architects on behalf of the applicant emphasizes the benefits of transitioning from light commercial use to residential development. The statement highlights the potential for a “more harmonious relationship” with the surrounding residential area, thereby reducing noise, disruption, and environmental impacts.
In response to earlier objections concerning employment use, the new application includes a “comprehensive marketing assessment” that demonstrates the site’s viability for such purposes has diminished. This assessment outlines the lack of interest during an extended marketing period and explores alternative employment uses that were not successful.
The revised plans also aim to address prior design concerns by ensuring that the new buildings will integrate “sensitively” into the local streetscape. Proposed amenities include a total of 11 parking bays for residents and three additional visitor bays, which the applicant believes will alleviate any pressure on existing parking on Crown Street.

The design and access statement concludes that the proposal respects the existing architectural landscape while enhancing the neighborhood by providing “high-quality, safe, and sustainable homes.”
