New Housing Development Plans for Tidbury Green Revealed

Plans for a significant housing development have emerged in the village of Tidbury Green, located in the Solihull region of England. Developer Bloor Homes has proposed the construction of up to 200 new homes on approximately 14.80 hectares of land off Dickens Heath Road. If approved, this project could considerably increase the village’s current population of around 1,000 residents.

The submitted plans, facilitated by planning agents Savills, include provisions for community use and public open spaces. According to documentation provided to Solihull Council, the development aims to integrate landscaping and green spaces, while maintaining a landscape corridor between the proposed homes and Birchy Leasowes Lane, which runs along the northern boundary of the site.

Environmental Assessments and Planning Process

In July 2023, Bloor Homes submitted an application for an Environmental Impact Assessment (EIA) Screening Opinion to determine whether the development would significantly affect the environment. On August 1, Lawrence Osborne, the council’s team leader of major projects delivery, concluded that an EIA was unnecessary, stating, “The development is unlikely to have significant environmental impacts. It is therefore not EIA development and an Environmental Impact Assessment would therefore not be required.”

An outline planning application detailing the specific aspects of the proposal has yet to be submitted to the council. In the meantime, another development company, Summix FHS Development LLP, is seeking approval for a larger project that would add 850 homes to the Tidbury Green area, specifically on land south of Norton Lane.

The plans for new housing in Tidbury Green highlight the ongoing development pressures in this part of Solihull. As local authorities navigate the balance between growth and community needs, these proposals will undoubtedly be of significant interest to residents and stakeholders alike.

For those interested in reviewing Bloor Homes’ plans, further details can be found by searching application number PL/2025/01458/EIASCR on the Solihull Council website.
