Plans Submitted for 11 New Flats at Crown Street, Peterborough

Plans have been submitted to Peterborough City Council for the demolition of existing commercial buildings at 80 Crown Street to facilitate the construction of 11 new residential flats. The proposal, put forward by Surjit Singh Developments Ltd, aims to convert the current premises into a mix of one-bedroom flats, addressing both housing needs and the local environment.
The application outlines the intention to transform the existing site by converting the current building into three one-bedroom flats and erecting a new structure at the front that will contain two additional one-bedroom flats. Furthermore, the plans indicate that six more one-bedroom flats will be constructed at the rear of the property, utilizing land from 74 Crown Street.
Focus on Residential Development
A design and access statement prepared by PiP Architects emphasizes the benefits of transitioning from light commercial use to residential development. The statement notes that this shift would create a more harmonious relationship with the surrounding residential community, reducing potential noise and environmental impacts.
Previous proposals by Surjit Singh Developments faced opposition from council planners over concerns regarding the loss of employment opportunities in the area. In response, the latest plans, submitted on August 8, 2023, include a comprehensive marketing assessment that aims to demonstrate the site’s declining viability for commercial use. This assessment outlines evidence of an extended marketing period without successful interest, as well as evaluations of alternative employment uses.
The new plans also address design concerns previously raised, asserting that the development will integrate sensitively into the local streetscape. In addition, the proposal includes plans for a total of 11 on-site parking bays, complemented by three visitor bays, which the applicant claims will mitigate any added pressure on existing parking along Crown Street.

The design and access statement concludes with a commitment to enhance the area’s architecture while providing high-quality, safe, and sustainable homes. It emphasizes that the proposal respects the existing character of the neighbourhood while addressing the community’s housing needs.
