Plans Unveiled for Affordable Housing on Former Labour Club Site

Developers have submitted plans to transform the site of the former Labour Club on City Road in Arbourthorne, Sheffield, into a block of affordable housing for older residents. The club, which served the community for many years, has recently been demolished, paving the way for this new development.
The planning application, filed by Urbana on behalf of Franstep Limited, outlines a proposed four-storey building at the corner of City Road and Eastern Avenue. The design includes a step back at the fourth floor to minimize the visual impact on surrounding structures.
According to the submitted documents, the development aims to provide 100 percent affordable housing specifically for individuals aged over 55. The proposal emphasizes the intention to create a commercially viable project while ensuring high architectural quality that aligns with the local character. The building will include a mix of one and two-bedroom apartments designed to meet the National Described Space Standards (NDSS).
In terms of amenities, the developers plan to include cycle storage within the property. As part of the design’s consideration for the surrounding infrastructure, the number of car parking spaces will be limited, reflecting the site’s excellent public transport links. The plans include four designated spaces for disabled parking.
The proposed development also aims to foster community engagement by offering communal facilities, such as a lounge, library, and meeting rooms. These spaces are intended to enhance the living experience for future residents and promote social interaction.
The overarching goal of this initiative is to redevelop a vacant brownfield site to create high-quality, affordable homes that cater to the needs of Sheffield’s aging population. The site’s strategic location provides easy access to amenities and public transport routes into Sheffield city centre, supporting the viability of the proposed housing project.
As Sheffield continues to address housing challenges, this development represents a significant step towards meeting the demand for affordable living options for older adults in the area. The community and local authorities will now await the council’s decision on the planning application, which will determine the future of this important site.
