Belgrade Unveils €12 Billion Project to Redefine Cityscape
Belgrade, the capital of Serbia, is poised for a transformative investment with a new development project that will elevate its total value to over €12 billion (£10 billion). This ambitious initiative aims to reshape the city’s landscape and economic future, marking a significant leap forward for the region.
Historically, Belgrade has been anchored by its most famous landmark, the Beogradska Tvrđava, a fortress that symbolizes the city’s strategic significance throughout various empires, including the Roman and Ottoman. Today, however, a modern real estate venture is redefining its skyline. The Belgrade Waterfront project emerged following a 2015 agreement between Serbia’s government and UAE-based real estate investment firm Eagle Hills. This initiative focuses on redeveloping industrial land along the River Sava, spanning approximately 2.8 miles.
The current phase of the Belgrade Waterfront includes 14 completed buildings, 10,000 residential apartments, and the striking Kula Beograd tower, which stands at 168 meters tall. This skyscraper not only features 42 floors but also houses a luxurious St. Regis Hotel and exclusive branded apartments. The development offers a scenic 1.8 km-long promenade and a 2.7-hectare park, enhancing the urban experience for residents and visitors alike.
In January 2024, Eagle Hills unveiled plans for further expansion of the Belgrade Waterfront, announcing the construction of an “outstanding landmark” as part of the mixed-use development. In a statement, the company emphasized the positive impact the project has had on Serbia’s economy: “The remarkable experience in Serbia, where the Belgrade Waterfront showcased outstanding economic growth, has paved the way for the expansion of this landmark development. This reinforces Belgrade Waterfront as one of the region’s most prominent urban developments – offering cutting-edge innovation and sustainable development while delivering tangible economic impact and supporting local communities.”
The Belgrade Waterfront has played a crucial role in stimulating economic growth over the past decade. It has generated thousands of job opportunities during both construction and ongoing operations. This development has significantly contributed to Serbia achieving one of the highest GDP growth rates in Europe, while also bolstering tourism and improving infrastructure.
Ownership of the Belgrade Waterfront is shared, with Eagle Hills holding 67% of the project and the Serbian government retaining a 33% share. This partnership underscores a commitment to progressive urban development that aligns with the city’s evolving identity and aspirations for the future. As Belgrade continues to grow, the impact of the Belgrade Waterfront is expected to resonate throughout the region, making it a pivotal player in Europe’s urban landscape.
